How to Sell Your Home Fast

Have you been thinking about putting your home on the market?  Summer is a great time to get your home ready for sale.  With the children out of school, schedules become a little less hectic and the warmer weather allows us to venture outdoors for meals and other activities. There’s always some preparation that goes into getting ready to list your home, but to get the very best price and to sell it quickly, there are two things you must do.

Update Your Kitchens & Bathrooms

The rooms that sell a house are the kitchen and the master bathroom. A kitchen with laminate countertops, poor lighting, or outdated flooring is not going to stack up against the other homes in the market.  The same holds true for bathrooms. Builder grade lighting and cabinetry or cramped shower spaces are going to make your home harder to sell.  Buyers in the Washington metro area expect a certain level of finishes and if your home doesn’t have them they may take your home out of the running or offer you a low bid.

Kitchen upgrades are worth the time and investment. To get buyers attention and increase your selling price, we recommend upgrading countertops to granite or quartz, replacing old flooring with a ceramic tile or hardwood, and updating your lighting to give the space some personality.

In your bathrooms, swapping out an old vanity for one with storage and a quality countertop, adding stylish lighting, and putting new tile flooring and a shower surround will help you compete against other homes that are on the market.  For extra pizzazz, consider installing a beautiful wallpaper design. 

Stage Your Home

Having your home staged may sound like an extra expense, but it is well worth it and will save you money in the long run.  It’s a fact that a staged home will sell in an average of 11 days and for about 6% more money than an un-staged home.

If you have empty rooms, too much furniture, or have recently downsized; staging will help. Even a well-decorated home will benefit from the expertise of a professional stager. They will assist in clearing out the clutter, personal items, and superfluous items that can get in the way of a buyer visualizing your house as their own.

Nearly every home has a problem area.  Small or oddly shaped rooms, tiny windows, and open floor plans can be staged to minimize flaws and demonstrate how to best furnish and utilize the space.  Great staging goes beyond just the furnishings and will incorporate artwork, area rugs, throw pillows and other accessories that will give each room a finished look.
